In the list of user convertors (menu Tools) are ready to use convertors what convert entity to chars and chars to entity.
I guess, you are able to delete all unnecessary replacement and let there only 4 you want.
Instead of writing you should thinking, at least sometimes

I see the forum deleted hard space.
On the first line before pipe char:
put cursor before | char for
open PSpad ASCII chart (Alt+A)
list down for char 160
dblclick on first column, where is hard space (nothing visible)
